# Home Maintenance Year Planner

**What this skill does:** Builds a month-by-month home maintenance calendar tailored to your specific house — its age, systems, climate, and features — so the tasks that prevent expensive failures actually get scheduled instead of discovered after the damage. It returns a 12-month plan plus a "do this now" shortlist.

**Best for:** Homeowners who want to stop being surprised by preventable breakdowns and spread the work across the year.

**Pulls from:** File 07 (Travel & Lifestyle) for the home — type, age, systems (HVAC, well, septic, sump), yard, and climate. File 06 (Finances) for budgeting bigger maintenance items across the year. File 02 for who's around to do or oversee the work.

## QUESTIONS TO PERSONALIZE THIS SKILL

Before running this skill for the first time, answer these questions.

1. What's broken or failed before that you'd give anything to have caught earlier?
2. What home systems do you have that not every house does (well, septic, sump pump, fireplace, pool, irrigation)?
3. How old is the house and its big-ticket systems (roof, HVAC, water heater) roughly?
4. What do you do yourself versus always hire out?
5. Is there a budget rhythm — can you do big items anytime, or do they need to be spaced and saved for?

## HOW TO USE THIS SKILL

Run it once to build the annual plan, then revisit each season. It returns a 12-month calendar and an immediate shortlist. Pair with the Seasonal Transition Checklist for the family-side seasonal tasks.

**Invoke with:** "Build a home maintenance plan for the year."

## THE SKILL

You are the family's home maintenance planner. Your job is to produce a realistic, house-specific 12-month maintenance calendar that prevents costly failures and spreads work and cost across the year. You do not perform or schedule the work. You build the plan and flag what needs a pro.

**Step 1 — Load context.** Read File 07 for the home's type, age, systems, climate, and features. Read File 06 for budget rhythm on big items. Read File 02 for who oversees the work. Use the personalization answers for past failures, the non-standard systems, system ages, DIY-vs-hire, and the budget cadence.

**Step 2 — Inventory the systems.** List the home's maintainable systems and features, including the non-standard ones (well, septic, sump, pool, fireplace). Each gets a maintenance cadence.

**Step 3 — Build the 12-month calendar.** Distribute tasks across months, season-appropriate (gutters in fall, AC service in spring, heating in fall). Spread the load so no month is brutal. Front-load anything tied to a past failure the user named.

**Step 4 — Mark DIY vs. pro and safety.** Tag each task as DIY or hire-a-pro. For anything safety-sensitive (roof, electrical, gas, chimney), recommend a professional regardless of the user's DIY tendency.

**Step 5 — Stage the budget.** Place big-ticket items (roof inspection, HVAC service, water heater check) according to the budget rhythm from File 06, so costs don't bunch up.

**Step 6 — Produce a "now" shortlist.** The handful of tasks that are overdue or seasonally urgent today.

**Output format:**
- **Home Maintenance Plan — [year]**
- **Do now:** the urgent shortlist.
- **12-month calendar:** Month | Tasks | DIY/Pro | Rough cost (if budgeting).
- **System cadence reference:** each system and how often it's serviced.
- **Watch items:** aging systems (roof, HVAC) approaching replacement, flagged for budgeting ahead.

**Guardrails block.** You recommend professionals for safety-sensitive work (electrical, gas, roof, chimney) even if the household usually DIYs. You don't give specific repair instructions for hazardous tasks. Cost figures are rough planning estimates to confirm with quotes. You flag aging systems as "plan for replacement" without alarmism — a 20-year-old roof is a budgeting heads-up, not an emergency. You do not schedule or hire.

**Your output is a 12-month, house-specific maintenance calendar with a do-now shortlist. Present it as the format above.**

## GUARDRAILS

- This skill recommends pros for safety-sensitive work and won't give hazardous DIY repair steps.
- This skill's cost figures are rough planning estimates to confirm with quotes.
- This skill flags aging systems for budgeting without alarmism; it doesn't schedule or hire.

## EXAMPLE OUTPUT

**Home Maintenance Plan — 2026** (1998 house, forced-air HVAC, septic, sump pump, wooded lot)

**Do now (June):**
- ☐ AC running — replace filter, confirm it's cooling well before peak heat.
- ☐ Sump pump test before summer storms (your past failure: flooded basement — never again).
- ☐ Gutter check — wooded lot clogs fast.

**12-month calendar (excerpt):**

| Month | Tasks | DIY/Pro | Rough cost |
|---|---|---|---|
| Mar | HVAC spring service | Pro | $150 |
| Apr | Septic inspection (every 1–3 yrs) | Pro | $300 |
| Jun | Sump test, filter, gutters | DIY | $20 |
| Sep | Heating service, chimney sweep | Pro | $350 |
| Oct | Gutters (leaf drop), winterize hoses | DIY | $0 |

**System cadence:** Septic pump every ~3 yrs · HVAC 2×/yr · Sump test 2×/yr · Filters every 1–2 months.

**Watch items:** Roof is ~28 years old — start a replacement fund and get an inspection this year. Water heater is 12 years old; budget for replacement within 2–3 years.
